"FINCA / CORTIJO with equestrian facilities" . Spacious Property . OCA License for 10 horses . 8 Stables . Yard . Dressage Area . Barn This beautiful Country Estate less than a 10 minute drive to the centre of Coin, is one of the most impressive Equestrian Centres in the Guadalhorce Valley. It is situated within lovely rolling countryside, with miles of tracks across open farmland for hacking out. The land extends to about 7 ha and runs down to the banks of the Rio Grande. The current owners have recently upgraded both the property and equestrian centre. Main Property The traditional wooden Andalusian door that welcomes you to the property is beautiful feature. There is a large hallway with a wide staircase leading up to the spacious lounge with central chimney breast as the main feature of the room. A new efficient gas fire has been installed to provide the winter heat. The study is accessed from the lounge with lovely open views of the distant mountains. A cloakroom is also located just off the lounge. The recently reformed kitchen is located on the south side of the property, over looking the pool area and open fields. The kitchen was reformed in the last 2 years with new units and integral appliances. There is also room for a table or island to be installed. Access to the large shaded elevated breakfast terrace is from the kitchen. This terrace is particularly lovely - south facing with open views of the stunning Andalusian countryside. The 4 double bedrooms are located on the ground floor. All the bedrooms feel spacious and have the added benefit of fitted wardrobes. The master bedroom with recently remodelled bathroom has a large picture window allowing the owners to enjoy views of the rolling hills. Double patio doors lead to the terrace and pool area. Bedroom two is especially spacious, again this room benefits from ensuite bathroom and double french windows leading to the garden. The two other bedrooms are located towards the front of the house and share a Jack-and-Jill bathroom. One of the bedrooms is currently being utilised as a home gym. Every room has lots of light with views from every window. Downstairs there is also a small kitchen-utility room and cloakroom, these rooms are located close to the barn area, giving direct access to livery clients. The large enclosed barn is divided into two separate parts. The rear is used by livery clients for storage. The front of the barn is used by the owners as a workshop and to store personal belongings - there is no shortage of storage space. Equestrian Facilities There are stables for 8 horses, all large by UK standards, with rubber mats imported from the UK. A yard with concrete standing and LED lighting. There is a horse shower. There is a separate hay barn, and a concrete enclosure that was built for a manure heap currently used as a general storage area. The horse manure is taken by the Spanish neighbours for their olive trees. There is a separate side entrance which allows access and easy turning for lorries making deliveries of hay, building materials etc. In the adjoining field there are 10 separate paddocks with permanent electric fencing. There are 6 shelters, each paddock has access to one (ie. some shelters are across the corners of two paddocks). These are important in the summer for shelter from the midday sun. Tracks have been installed and underground water pipes are also in place so that all the paddocks can be supplied easily. There is a Monarch lunge pen, imported from the UK, which is 20m in diameter (this is the largest size available). This bolts together so it can be moved if necessary. It has an irrigation system that works directly from the main well pump. This is switched using an automatic timer. The dressage area is a 20m x 60m arena. This also has an irrigation system that works directly from the main well pump, and is switched using an automatic timer. COÍN Coín is the central town of the Guadalhorce valley. It is the place to be for locals and farmers living in the surrounding villages, as Coín offers a wide range of shops (Mercadona, Dia, Aldi, Lidl), garages, agricultural shops and fruterias (local fruit and vegetable stores). Not only agriculture is very present in Coín, the typical Andalusian lifestyle is also an important aspect of daily life in the village. The Romería and Fería of Coín are the biggest and most impressive of the area and also the New Years Eve celebration (Noche Vieja) is something Coín is famous for. Next to the many local tapas bars and restaurants, there are tons of outdoor activities you can enjoy! Hiking, cycling, horse riding.. On Sundays there is a big antique market and a local food market at the parking of the shopping mall ‘La Trocha'. The mall also offers a big cinema, where they play English movies on Tuesday, and a rooftop gym with a pool. What more do you need? Coín has it all, and although the village is very close to all locations, you feel inland in all aspects surrounded by the olive and orange groves and distant mountains. The village of Coín is only a 20 minute (35 km.) drive from Málaga and the airport. The beaches of the Costa del Sol are just a 30 minute (26 km.) drive away.
